Sun Hills Layan Phuket - Khabib Nurmagomedov's partnership project

Sun Hills has been operating as a general contractor since 2009 - with more than 1,200,000 m² of completed projects behind it, including more than a dozen residential complexes in Russia. It is entering Phuket with two projects: Sun Hills Layan and Proxima Villas in Bang Tao. This is not a newcomer to the market.
Khabib Gym
One of the key elements of the project is the Khabib Gym, the signature training centre of Khabib Nurmagomedov, the Dagestan and undisputed MMA legend. Khabib has signed a 20-year contract with Sun Hills. He will hold training camps and seminars at the complex for professionals and amateurs from around the world. The gym will include areas for jiu-jitsu, Muay Thai, boxing, functional training and recovery spaces. Khabib has 34 million subscribers on YouTube and it is this community that he is targeting on Phuket, at Sun Hills.
This is not an image partnership. It is a real sports infrastructure that attracts a specific, affluent community from Central Asia and the Middle East to the facility.
Management
The property will be managed by Unicorn Hospitality - a company with a portfolio of more than 12 hotels and 750 flats in 7 countries, awarded by Tripadvisor, Booking.com and Agoda. Owner-centric approach: owner's interests first.
Location and standard
Sun Hills Layan, is a complex amidst greenery, overlooking the Phuket hills and the lake. Organic architecture, green terraces on every floor, several pools on different levels, a restaurant, hotel lobby, children's room and a mobile app to manage services (cleaning, transfers, workout booking).
Metres and types of units
Studio from 26.5 m² to 35.6 m², 1-bedroom flats from 42.56 m² to 53.4 m², 2-bedroom flats from 60.8 m² to 85 m². All units handed over with finishing touches.
Payment schedule
Instalments every 6 months, no price increase during construction:
Initial deposit: 35%
1st tranche of 15%
2nd tranche 20%
3rd tranche: 20%
IV tranche: 10%
Reception: 1 December 2027
